Spacekonzept was founded by Patricia Engelhart in 2004 and focuses on the search, development and rental of investment properties in Prime Central London and the Cotswolds
Patricia has a wealth of experience in the London and Cotswolds property markets, finding and developing residential properties in a style and standard that appeals to demanding purchasers and tenants. She advises on both the financial and design aspects of a property purchase and specialises in creating turnkey properties.
Search

This service includes an ongoing conversation with clients to ensure their search criteria are met. We prepare a detailed shortlist of properties which reflects our knowledge of the market, extensive
contacts with estate agents and access to off-market properties. All properties are pre-viewed before we select them for the shortlist and we accompany our clients on all viewings.

This gives us a great deal of insight into our clients' preferences and helps us to find the perfect property. There will be full support throughout the offer and buying period up to completion. We have recommendations for excellent surveyors, solicitors, planning specialists and architects and are happy to handle all communication with these professional services for our clients.
Development
​
Clients usually ask us to refurbish the properties we helped them find. The aim is to increase the return on investment and to achieve the best eventual rental and sales price. Spacekonzept has a proven track record in refurbishing these properties in a style that appeals to the target market. These properties are therefore prioritised in estate agents' marketing.
We act as project managers and initially draw up detailed working drawings and agree on specifications and a budget with the client.
We have suggestions for excellent suppliers of sanitary ware, kitchens, appliances, wood floors, electrical and plumbing equipment and window treatments for every budget and the agreed budget is strictly adhered to. We work with a reliable team of builders, electricians and plumbers and have the support of a structural engineer and architect where required. All projects are completed in the agreed time frame
Turnkey package

Spacekonzept specialises in the complete turnkey package which includes both the search and development of investment properties as described above. We furnish these properties with tasteful furniture and artwork to present a polished and attractive package to high-end tenants and purchasers.

We will ensure that professional pictures are taken of the property to optimise its marketing strategy and work with estate
agents and off-market consultants to find the optimal tenant or buyer for the property.
To Rent
We currently offer a property in Holland Park in London and two properties in the Cotswolds for long or short term rent.

About Patricia Engelhart
Patricia worked in investment banking and corporate treasury for 15 years before starting her property business. She holds an MBA from Columbia Business School and completed her undergraduate degree at the University of Cambridge.
She is as well versed in the financial side of property transactions as in design and development. She grew up in Germany and has lived in Brussels, Paris and New York. Patricia has lived in London and the Cotswolds since 1997.
